By the dawn of the 21st century, WASHINGTON SQUARE was struggling. A proposed redevelopment would have converted the mall into a power center and office complex. The original plan was to include a newly-built supermarket, but the Schnucks chain backed out of the deal in early 2015. They eventually built a store across the road from the mall.

The planned renovation was quietly abandoned. In 2024, the mall has three inline tenants, a rehabilitation facility, pain management clinic and new Goodwill thrift store and donation center (in a renovated Sears building).
