By the dawn of the 21st century, WASHINGTON SQUARE was struggling. A proposed redevelopment would have converted the mall into a power center and office complex. The original plan was to include a newly-built supermarket, but the Schnucks chain backed out of the deal in early 2015.

The planned renovation was quietly abandoned. The site plan above shows how a reconfigured WASHINGTON SQUARE would have been configured. The East Wing would have be the only part of the structure still having an enclosed concourse. Forward-facing mall stores would have been reoriented with exterior entries and the original north-south shopping concourse converted to a service corridor.
