By the early '90s, TRI-CITY was in a downward spiral. The property was shuttered in late 1998. The bulk of the mall was demolished in 1999, with the final section (the old J.C. Penney store) being knocked down in 2006. Meanwhile, a small power plaza -TRI-CITY PAVILIONS- opened in the year 2000.

In December 2008, a light rail train pulled into the Valley Metro Sycamore-Main Street station for the first time. The 19.7-route-mile starter line serviced the TRI-CITY MALL site. Of course, by this time, the enclosed shopping center was long gone.
