PENN SQUARE was renovated between 1980 and 1981, with the complex being enclosed and climate-controlled. A more comprehensive remodeling was conducted between 1986 and 1988. During this project, a second level concourse was built on top of the first. This logo was created to promote the new & improved facility.

During the late '80s redo, a Dillard's (formerly John A. Brown) anchor store was enlarged (in medium gray). At the same time, Montgomery Ward was downsized into a "Specialty Store." An 8-screen multiplex was also installed on the new 2nd Level. PENN SQUARE MALL now covered approximately 1,122,000 leasable square feet. It's store count had grown from fifty-five to 160.

Originally planned as a Dallas-based Sanger-Harris, the mall's new north anchor store opened, in March 1988, as a Houston-based Foley's.

The final facet of the 1986-'88 renovation was a total refurbishment of the PENN SQUARE Rothschild's. The store, which opened along with the mall, had been enlarged in the mid-1960s.
