The mall was given a major renovation, whose first phase was completed between March and November 1989. Interior spaces were refurbished. A second phase, which concluded in August 1990, added a new entrance, rebuilt center court and installed the Wave Court Cafes culinary complex. At the time of this circa-1996 plan, Ivey's has been rebranded by Dillard's. The mall would soon be in a downward spiral.
