By the 2010s, the owners of MONMOUTH MALL were planning a massive redevelopment of the property. MONMOUTH TOWN CENTER, a mixed-use retail, restaurant, entertainment and residential complex, was proposed. The 500 million dollar project was announced in February 2016, but was abandoned in April of the same year.

A site plan of a fully-realized MONMOUTH TOWN CENTER. Retail structures, both old and new, are shown in shades of blue. Residential units are indicated in dark brown. Most of the existing mall would have been retained, but the Food Court area and circa-1976 J.C. Penney would have been demolished.
