A mixed-use retail, entertainment and residential complex was proposed for the now vacant MISSION CENTER site. Construction on THE (MISSION) GATEWAY project was scheduled to begin in 2008, but was postponed by The Great Recession.

The project sat dead in the water, as the MISSION CENTER site lay vacant and growing weeds. A second GATEWAY plan was drawn up. This time around, construction was to commence in 2012.

2012 came and went, with no construction. Work was supposed to start in January 2020, but nothing happened. In January 2023, a fifth GATEWAY redevelopment plan was approved by the Mission City Council. However, the developer failed to catch up on overdue property taxes. The City Council ended their participation in the project in July 2023, signifying the end of the failed mall redevelopment.
