By the late 1980s, the shopping center was in a severe state of decline. A redevelopment plan was initiated. An "obsolete outlet mall" was downsized into a neighborhood-type venue, with half of its site carved into 237 residential lots. On the plan above, structures left standing from the original mall are indicated in black. Those indicated in light gray were built between 1991 and 1993.


A view of today's Contemporary Mediterranean-style LA MIRADA THEATER CENTER. The power plaza encompasses over 400,000 leasable square feet, with forty-nine store and office spaces within the shopping center proper.

This building at LA MIRADA THEATER CENTER is the only major structure that remains from LA MIRADA CENTER. Built, in 1958, as a J.J. Newberry 5 & dime, it has housed a Roberts department store, Toys "R" Us and UFC Gym. This fitness facility opened in 2015.
