By the late 2010s, MONMOUTH MALL was struggling to maintain tenants. Its owners envisaged a massive redevelopment. MONMOUTH TOWN CENTER, a mixed-use retail, restaurant, entertainment and residential complex, was proposed. The 500 million dollar project was announced in February 2016, but was abandoned in April of the same year.

Before the MONMOUTH TOWN CENTER plan was scuttled, a site plan was created. Retail structures, both old and new, are shown in shades of blue. Residential units are indicated in dark brown. Most of the existing mall would have been retained, but the Food Court area and circa-1976 J.C. Penney would have been demolished.
