The glory days for FREMONT FASHION CENTER were brief. After languishing in a state of retail limbo for several years, the mall was given a major overhaul in the early 1990s. It reemerged as FREMONT GATEWAY CENTER, with a Raley's supermarket as its anchor. It had morphed into GATEWAY PLAZA by 1995.

In a circa-2009 layout, structures dating back to FREMONT FASHION CENTER are shown in black. New construction is indicated in shades of gray (darker being older). The Capwell's building was reconfigured as medical offices for the adjacent Washington Hospital after an Emporium Clearance Center closed in 1996.
