A circa-1999 plan shows results of the post-quake restoration and a north end renovation done in 1997 and '98. This project repurposed an abandoned The Broadway store as an Outdoor Promenade of shops and sit-down restaurants. Tenants included Cost Plus World Market and Borders Books. The mega mall now contained over 160 stores, including a shiny new 10-plex cinema.

By the year 2015, some Outdoor Promenade tenants have changed. In 2012, vacant Cost Plus World Market and Borders Books spots were retenanted by Yard House Restaurant, Bar Louie and Sports Authority. Sports Authority was short-lived. It folded, along with the chain, in 2016.
