In late 2020, New York's Kohan Retail Investment Group assumed ownership of SHOPPES AT BEL AIR. By mid-2022, there were seventy-seven operational store spaces, ten kiosks and ten outparcel businesses.

In the end, the much-ballyhooed SHOPPES AT BEL AIR Streetscape turned out to be a flop. Tenants opened in 2017 and 2018. All but two had been shuttered by late 2020. Perhaps this can be attributed to repercussions of Covid-19, but it may also indicate that building a group of pricey, sit-down restaurants -with outdoor entries- may not always result in success.
