SOUTHGATE enjoyed its status as the only mall in the Quad Cities for only 10 years. It began a slow decline after the completion of Florence's REGENCY SQUARE, in 1978. SOUTHGATE was given a modest renovation in 1989. Some of the exterior embellishments installed then are still visible, such as this porte cochere at the Main Entrance.

Our second SOUTHGATE site plan dates to 2010. By this time, the mall is officially promoted as a CENTER. Anyway, WalMart, who defected from the old Woolco space in 1995, now inhabits a shadow anchor store in the mall's northwestern periphery. In the mall proper (shown in black), only ten store spaces are leased (and these have only exterior entries).
