In late 2014, 98,000 square feet of the vacant Strawbridge's re-opened as a Century 21 discount department store. This comprised the first stage of a 325 million dollar mall redevelopment. Initially, the refurbished retail center was going to be known as FASHION OUTLETS OF PHILADELPHIA.

Burlington (Coat Factory) relocated from its circa-2003 store, to this new location in the east end of the complex, in September 2017. In August, the official name of the mall-to-be had been changed to FASHION DISTRICT PHILADELPHIA.

Post-renovation, FASHION DISTRICT PHILADELPHIA is still an enclosed structure. However, many of its Street Level stores and restaurants open directly onto adjacent thoroughfares.
